Tarpon River

Small older homes, minutes from downtown, on the river bend.

Tarpon River wraps the bend of its namesake river just southwest of downtown. The houses are smaller and generally older than Rio Vista across the water, and the entry price is lower.

The neighborhood has been changing steadily for a decade. Its appeal is proximity: downtown, the courthouse district and Las Olas are all within a few minutes, and the river frontage is real river frontage.

What to check here

Lot size and setbacks

Check both before planning any addition. Lots here are tight and the envelope is smaller than it looks.

Roof and electrical age

On 1950s stock these are what insurers price hardest in Florida, and they can decide affordability on their own.

On the river, or near it

The difference is substantial and it is not always obvious from a listing map. Confirm it at the property.

How these figures were made. They are American Community Survey 5-year estimates for 2020 to 2024, the newest the Census Bureau has published, for census geography chosen to match the City of Fort Lauderdale's Tarpon River association boundary. Approximated by three census block groups. In the 2020 Census 100% of the people in these block groups lived inside the City's Tarpon River association boundary, and they held 100% of the people living inside that boundary.

Census geography used: 120110426011, 120110426012, 120110426013. ACS figures are survey estimates with margins of error, which are larger for small areas. Counts are summed across the block groups; a median cannot be summed, so where several block groups are combined the median shown is an approximate weighted average, labelled as such, with the range of the published medians. A figure the Census did not publish is shown as not available.

Schools marked Assigned are the ones Broward County Public Schools' Find My School locator gave for an address on the 800 block of SW 7th Ave, Fort Lauderdale, checked September 25, 2026. Attendance boundaries can split a neighborhood, so a different street can be zoned differently. Confirm your assigned school with Broward County Public Schools.

Nearby means within 1.5 miles of the middle of Tarpon River, measured in a straight line; assigned schools are listed even when they are farther. Public schools are from the NCES Common Core of Data (2024-25), private schools from the NCES Private School Survey (2023-24). A school that serves several levels appears under each. There are no ratings here: the ones on most sites are licensed, and a number would say less than a visit.
