Rio Vista sits directly east of downtown Fort Lauderdale, bounded by Las Olas Boulevard to the north and the New River to the west. It is one of the oldest platted neighborhoods in the city and most of it is single-family, on wide lots, on canals that reach the Intracoastal.
Buyers come here for the water. A large share of the housing stock has private dockage, and the neighborhood's position on the river system means access to the Intracoastal is short. That access is the thing that holds value in Fort Lauderdale, and it is also the thing that is hardest to add later.
