Home valuation questions

What is a home valuation?

An estimate of what a home would sell for in today's market, given its location, size, age, condition and the recent sales of comparable homes nearby. It is worth knowing even if you are not selling: it tells you how much equity you have and what you could borrow against it.

How is my home's value calculated?

From recent sales of similar homes as close to yours as possible, adjusted for the differences: lot, water frontage, renovations, roof and impact windows, condition. Then it is checked against what is on the market now, because buyers compare your house with the ones they can still buy.

How accurate are online estimates?

They are a starting point. An automated estimate cannot see a renovated kitchen, a new roof, a failing seawall, or the difference between two sides of the same canal, and in Fort Lauderdale those things move the price a great deal. That is why Isabelle prices from comparable sales rather than from a portal estimate.

What is a comparative market analysis (CMA)?

The method agents use. It takes homes that recently sold near yours and as similar as possible, usually at least three, prices out each difference between them and your home, and adjusts each sale to what it would have fetched if it were identical to yours. The adjusted figures give the range your home should sell in.

How is an appraisal different?

An appraisal is an independent opinion of value by a licensed appraiser, usually ordered by a lender for a purchase or refinance. It involves a full inspection of the inside and outside of the home and a written report with comparable sales, a sketch and photos. It typically costs a few hundred dollars. A CMA is free and is what you use to set a list price; an appraisal is what the buyer's lender uses to approve the loan.

Is there any cost or obligation?

No. Send the address and Isabelle will reply with a price and the sales it rests on. Whether you do anything with it is up to you.
