Imperial Point

Single-story homes on quiet streets in north Fort Lauderdale.

Imperial Point sits in the north of the city, west of Federal Highway near the hospital of the same name. It is largely single-story homes on regular lots, built out in the 1960s.

It is one of the more affordable pockets inside Fort Lauderdale city limits, which matters for the vacation rental question, because the same citywide registration and inspection process applies here as it does on the water.

What to check here

Zoning

Vacation rental use is not permitted everywhere within the city, so it has to be confirmed at the address rather than assumed.

Pool or no pool

It changes the rental appeal and it changes what the city inspection will be looking for.

Roof, panel, water heater

The three ages that decide the insurance quote on a 1960s house.

How these figures were made. They are American Community Survey 5-year estimates for 2020 to 2024, the newest the Census Bureau has published, for census geography chosen to match the City of Fort Lauderdale's Imperial Point association boundary. Approximated by four census block groups. In the 2020 Census 100% of the people in these block groups lived inside the City's Imperial Point association boundary, and they held 100% of the people living inside that boundary.

Census geography used: 120110402051, 120110402052, 120110402061, 120110402062. ACS figures are survey estimates with margins of error, which are larger for small areas. Counts are summed across the block groups; a median cannot be summed, so where several block groups are combined the median shown is an approximate weighted average, labelled as such, with the range of the published medians. A figure the Census did not publish is shown as not available.

Schools marked Assigned are the ones Broward County Public Schools' Find My School locator gave for an address on the 2100 block of NE 62nd St, Fort Lauderdale, checked September 25, 2026. Attendance boundaries can split a neighborhood, so a different street can be zoned differently. Confirm your assigned school with Broward County Public Schools.

Nearby means within 1.5 miles of the middle of Imperial Point, measured in a straight line; assigned schools are listed even when they are farther. Public schools are from the NCES Common Core of Data (2024-25), private schools from the NCES Private School Survey (2023-24). A school that serves several levels appears under each. There are no ratings here: the ones on most sites are licensed, and a number would say less than a visit.
